The applicants are requesting a variance to increase the maximum lot coverage from the required maximum of 25% in the Shoreland District. Their property includes an existing home and detached garage. Both existing structures are legal non-conforming structures that are not compliant with front or side setback requirements. The lot is 9,090 square feet between the road right-of-way and the Ordinary High Water Level. The lot size is substantially less than the current minimum lot size of 20,000 square feet in the RR-3 District.
Between the existing house, garage, driveway, shed, and gazebo the property currently has about 27% impervious surface area. If the large deck and deck walkways are included as impervious surface, the current impervious surface area rises to 36.3%. Therefore, the property is currently not in compliance with the impervious surface maximum of 25%.The applicant intends to remove the existing deck and shed prior to constructing an addition that would combine the detached garage and house. After proposed changes, the maximum impervious lot coverage would be 35.2%.
