The applicants are requesting a variance to increase the maximum lot coverage from the required maximum of 25% in the Shoreland District. Their property consists of one lot with an existing home and a second lot with a water-oriented accessory structure. The applicants intend to combine the two parcels. The combined area of the two lots consists of 13,035 square feet between the road right-of-way and the Ordinary High Water Level. The combined area of the lots are still beneath the current minimum lot size of 20,000 square feet in the RR-3 District.
