The applicants are requesting to subdivide an approximately 18.48 acre parcel located in Section 15 of Sand Creek Township. The subject parcel was created as Outlot B in the Riesgraf Farm subdivision. The property is currently zoned Agricultural Preservation Density (A-3). The 2040 Comprehensive Plan guides this area of Sand Creek Township for Transition, which allows parcels to rezone to the Transition Reserve Cluster (TR-C) District. The TR-C District allows for a maximum density of one unit per ten acres. The applicants are requesting the rezoning along with the proposed subdivision. In 2022, the Riesgrafs split 40-acres into one lot and two outlots. By rezoning the existing Outlot B to TR-C, the additional density can be used to create a new buildable lot for one of their children. The new outlots can continue to be used for agricultural purposes.
