August 8th, 2024, Public Hearing: Rezoning, Preliminary Plat & CUP of Valley View Industrial Park
During the 2040 Comprehensive Plan Update process in 2019 County staff met with township officials and one topic identified by the townships was to zone additional land for rural businesses such as contractor yards and uses that require outdoor storage. The Rural Business Reserve (RBR) District was created to allow business uses in areas that will eventually become part of the adjacent municipality upon annexation.
The property is part of a recent Comprehensive Plan Amendment request submitted by the Sand Creek Town Board to reguide seventeen (17) properties along the Valley View Drive corridor from Urban Business Reserve (UBR) to Rural Business Reserve (RBR), along with other land use changes to Transition Area and Parks/Open Space. This amendment was approved by the County Board on April 2, 2024, and now allows for parcels in the amendment area to apply for rezonings of their property. The rezonings must be consistent with the new land use areas in the amended Comprehensive Plan.
