JMH Land Development is requesting preliminary plat approval to subdivide a 97.13-acre property into 7 rural business lots ranging from 2.97 acres to 8.83 acres. The remaining land area would be dedicated for right-of-way or platted as outlots. The parcels are located in sections 8 and 17 of Sand Creek Township and are zoned Urban Business Reserve, UBR. The applicant is also applying to rezone the property as Rural Business Reserve, RBR. The site has frontage on Valley View Drive along the northwestern side of the parcels. Most of the property is open agricultural land with areas of wetland and floodplain. Sand Creek, a DNR protected watercourse, runs along the southeastern boundary of the parcels.
