I SUPPORT incentives to encourage ADU construction or conversions of existing accessory buildings (i.e. garages) into ADUs.
I SUPPORT CHANGES to ADU regulations. Please indicate changes in next question.
If you support changes to ADU regulations, please indicate what changes you would like to see below.
Allow for 2 bedrooms. Increase minimum ADU story (from 1.5 to 2) and total height for sub-standard lots. Clarify code on existing structures and building to that footprint. Consider FAR as an alternative to lot usage. Also, consider stepping of vertical structures on the right of ways and alleys to avoid tall vertical structures impacting neighboring right of ways.
Would you support a change to the Sandpoint City Code that would allow for smaller lot sizes than currently allowed to provide more housing options (i.e. townhouses or other fee simple attached single family units or smaller detached homes).
Yes, I support smaller lot sizes to create more housing options

What would improve your neighborhood?
In general, allow for townhouse construction and zero clearance side-yard setbacks to work with existing narrow lots. Residences and larger apartment complexes should face the street instead of "looking" inward onto a central parking lot. Separate the housing frontages from the car, the last image shows a series of garages which would create a poor street front and walking experience. Create a vision for apartments that use courtyards for natural light, ventilation, etc. and define the street experience for the pedestrian. Cars and utilities should always be pushed to the back, out of the way or on-street parking only.
What do you like best about your neighborhood?
I live just outside city limits in the county, but my business is close to downtown so I enjoy the ability to bike in and the short driving commute. Walking through neighborhoods, I prefer areas that make it as easy, convenient and safe to walk around. Roadways like Ella that reduce the speed of traffic, generous sidewalks like the Pine St renovation, and clearly defined and numerous sidewalks and intersections for pedestrians.
