In general this housing development seems like it's moving in a good direction, although I think we can go even further. If I recall correctly, in the most recent survey of what Utahns want in housing there was a demand for single family housing, and these connected townhome units are a good way to achieve that privacy in as compact way as possible. I am wary of the layout being so car-heavy. The current layout suggested doesn't look like it has lots safe-for-kids outdoor play areas right outside every home.
The shared green spaces look great, but they're currently smaller than the areas all the cars have. It also looks like there is one bike lane planned by the clubhouses; I would hope that lane extends to all townhomes as well, and is ideally away from the road.
I think a more family-friendly layout would look something like this eco village in Ithaca, NY: https://ecovillageithaca.org/live/neighborhoods/
I am definitely against the huge parking lots adjacent to the community clubhouse buildings. Having a parking garage for visitors makes sense if it's absolutely needed, but all that space should be used in a better way, for example a park or more housing.
It's probably impossible with current zoning, but it would also be super convenient for the clubhouse area to have a small grocery outlet. My sister lives in Sweden and one thing I've been impressed by is that every neighborhood has its own small grocery store, which makes last-minute errands so much easier for her with her two kids.
I support the amendment in order to allow for multi-family housing.
