Why? giving more people (especially but not exclusively lower income) the chance to live a car free or car lite life

What activities do you, your family, and/or friends like to do in Lents? Farmer's Market, Out to dinner (Flipside, Zoiglhaus, El Pato Feliz) biking, walking, Lents Park, Dog Park, Bloomington Park, Ed Bennedict Park, community events, occasional drink at a bar (Eagle Eye, Zoiglhaus, Flipside), play at school playgrounds on the weekends and/summer.
What kinds of businesses are important to you? What kinds of businesses would you like to have added to the neighborhood? I really love having more places to eat in the neighborhood. I would like to see more small businesses. I would LOVE to have a grocery store - Trader Joes, a co-op, New Seasons, Natural Grocers, or even Fred Meyer.
What kind of open public space do you imagine here? What could it be used for (e.g., Lents International Farmers Market)? Farmer's Market, park, affordable public housing, library
What kind of housing do you imagine here? Do you want to see a mix of affordable housing units and market rate units? Do you want to see a mix of units to accommodate families of all sizes? More affordable housing! As everyone knows, the price of housing in this city has gone up exponentially in the last 10 years. This is going to be a city for the upper middle class and rich exclusively if there aren't significant efforts from many angles to address the problem.

What activities do you, your family, and/or friends like to do in Lents? Beer at Z-Haus; coffee & pastries at Bella’s, and Lents International Farmers Market.
What kinds of businesses are important to you? What kinds of businesses would you like to have added to the neighborhood? Pizza, Indian food, grocery store (ever since Fred Meyer closed we have to drive to Clackamas or way out to 122nd...2-3 miles out of our neighborhood)
What kind of open public space do you imagine here? What could it be used for (e.g., Lents International Farmers Market)? I’m just afraid that we are losing green space and hoping that trees and nice park-like landscaping will be available. How about a mini Salmon Springs fountain? That would be great water feature for the kids in the summer.
What kind of housing do you imagine here? Do you want to see a mix of affordable housing units and market rate units? Do you want to see a mix of units to accommodate families of all sizes? MORE affordable housing. I’m a teacher in the David Douglas school district and so many of my students are having to move because the rents keep going up. Where can they go in Portland?!

What additional equitable development goals are important to you? Encouraging and supporting people of color to start a business in this area. Also, look at the gorgeous mural on the Boys & Girls club...we need for every culture to feel included in our neighborhood. More art please!

What kinds of businesses are important to you? What kinds of businesses would you like to have added to the neighborhood? small cultural shops, low cost grocery stores, African American foods, clothing, hair dresser/barber shops, music stores, clothing/shoes shops, vegetable/fruit markets,
What kind of open public space do you imagine here? What could it be used for (e.g., Lents International Farmers Market)? meeting spaces open for public use (low costs), classes, dance, music, art, theater, cultural groups presentations, world foods, small business opportunities.
What kind of housing do you imagine here? Do you want to see a mix of affordable housing units and market rate units? Do you want to see a mix of units to accommodate families of all sizes? We need more housing at the 30% MFI and larger family size housing. Several children in a small apartment 1-2 BR is not ideal They need room to play unencumbered.

Hire black people as builders and service providers. Blacks have been left out of the process.

cafe, library, garden center (would go nice with farmers market), tabletop game store (a great potential hangout for the kids that go to the boys and girls club)

PLEASE have as many affordable housing units as possible. rent is out of control in portland and people ar ebeing pushed out and made homeless.

What activities do you, your family, and/or friends like to do in Lents? Go out to eat, go to the park, exercise at the track at Marshall H.S.
What kinds of businesses are important to you? What kinds of businesses would you like to have added to the neighborhood? I like most of the restaurants. Maybe coffee shops or specialty shops would be nice. It’s really hard to replace something like the Fred Meyer at 82nd and Foster, but a regulat grocery store would be outstanding.
What kind of open public space do you imagine here? What could it be used for (e.g., Lents International Farmers Market)? Farmers market would be great. Some of the events in Lents Park are fine, but some are really too loud and just make the neighborhood negative.

I think some apartments mixed with houses or duplexes would be great. I think the units mixed with retail are enough already. There seems to be plenty of retail space available now.

What kinds of businesses are important to you? What kinds of businesses would you like to have added to the neighborhood? retail sales and service (BBQ, pizza, cocktail lounge, music venue, brunch spot, donut shop
What kind of open public space do you imagine here? What could it be used for (e.g., Lents International Farmers Market)? farmers market, picnic tables, shaded areas
What kind of housing do you imagine here? Do you want to see a mix of affordable housing units and market rate units? Do you want to see a mix of units to accommodate families of all sizes? The minimum amount of affordable housing allowed by the code. the lents town center already has approximately 75% affordable housing, an imbalance of income levels for the most important intersection/area in the neighborhood. More affordable housing would limit the median income which is the primary driving factor to attract businesses. Lents has already received more than its fair share of affordable housing in the last 10 years and adding more will essentially create a pocket of poverty that will have long lasting impacts on not just the town center, but but for the neighborhood. We need more middle and upper income households to attract the diversity of businesses the entire community seeks.

If one of your priorities was "Other" please describe it: The Lents Town Center needs more 'destination' uses - such as a music venue, farmers market, or higher end bar/lounge. Housing on the map needs to have ground floor retail focused on SE 92nd to create a commercial corridor with a wide mix of uses. Should prohibit primary offices, repair or storage uses.
What additional equitable development goals are important to you? I'd like to see a focus on businesses that are successful. Ensure they are financially sound enough to be around at least a year. Green building policies will increases costs beyond the reach of local small businesses. The savings on energy aren't ever recouped form tenants and the buildings cost double what they should. limit or prohibit non-profit developers as they rarely make sound financial sense (or force them to eliminate their developer fees/prohibit seeking LEED certification with the massive maintenance costs).
