Other - It provides an additional income source to home owners - rental space close to home for family members and friends visiting, and well cared for rental units for renters looking for something nice while they search and settle for longterm housing options.

To pay the mortgage.
Other - Zoning in this neighborhood allows for ADU rentals which many homes here were built with. While inspections make sense I do not believe restrictions do. It's an income resource that goes a long way towards home ownership in Bozeman.

STRs should be treated just like any other rental property. While upkeep on long term rentals can pose many challenges and property maintenance is often limited to being reactionary, STRs on the other hand are proactively well maintained which is crucial in order to survive on the STR rental market. I find it rather absurd that the City of Bozeman is considering restrictions towards STRs while many longterm rentals appears to be of more concern in Bozeman as it relates to maintenance, appearance, and code requirements. STRs should be considered favorable in that regards compared to longterm rentals.
