BOK Arena and the huge number of visitors it generates.
Tulsa City/County Library, especially since the remodal, is a tremendous asset.
The Cox Business Center will be even stronger with forthcoming improvements.

The public realm (sidewalks and streets) are remarkably unremarkable. The paths to the arena are not even in the same universe as the arena itself.
The lack of attractive public open space and makes lingering in the area difficult and unenjoyable.
There connections to Deco/Blue Dome and the Tulsa Arts District are uninviting, incomplete, and underdeveloped.

Some Tulsans have suggested that housing be introduced in this area...I'd really like to see this explored. Housing and the services to support that might make this area distinctive and fully developed, but not a COMPETING entertainment district.
The small hotels emerging downtown are exciting, but I still see the need to develop a large hotel near CBC to allow us to compete for better conventions. Some nearby entertainment options are needed for those visitors who don't have time to explore. This is an interesting challenge if you also want to promote housing, but there may be a balance.
Not in the district, but if 2nd street is identified as a pedestrian connection to Blue Dome, there is an opportunity for retail liner space on the Williams Green garage, which right now is nothing but a blank wall.
