Do you have any additional comments on the Draft Guiding Principles? The charrette showed loud and clear that people see the need for buildings of 7+ stories at some nodes. The revised principles should reflect this.
What do you feel the challenges are in this area, if any? The County invested time and money in a plan for this area just a couple years ago. For whatever reason, it didn't yield success. Several new buildings have been built but other prime properties have not been assembled. I66 and Metro property are other opportunities for (and impediments to) further development.
What do you feel the opportunities are in this area, if any? Metro property redevelopment. Potential redevelopment of single-family neighborhood just south of Metro station.
What do you feel the challenges are in this area, if any? The Garden City shops are a huge barrier with their multiple ownership and shallow depth. The street section is good in this area, with better than average sidewalks and opportunities to add to their width.

Between there and Glebe, there's just not much ROW and the commercial properties are very shallow, so sprucing or limited redevelopment with parking waivers could work. At Glebe, redevelop 2 large commercial corners with 7 stories fronting streets. Redesign horrible Lee/Old Dominion bowtie to eliminate high-speed slip-ramps for safety and speed management. Reclaim paved and median space at Lee Heights shops for people & development. Eliminate 3rd westbound lane of Old Dominion between Lorcom & Lee/Old Dominion split.
What do you feel the challenges are in this area, if any? Five Points remains a mess even with planned changes. Too much pavement near 7-11.

Also, while not on Lee HighWay, enhancements to the streetscape and walkability from the corner of Sycamore to the Metro. Finally - the bike trail crossing of Lee Highway is poor - dangerous for all who attempt it.

Improved parking there, and more 'attractive' businesses to the east and west to encourage foot-traffic seem to be opportunities.
What do you feel the challenges are in this area, if any? 5 points intersection is a challenge no matter what the direction or mode of travel is. Although there are a number of unique businesses in this stretch, there are also 'dead spaces' (such as a mostly blank Safeway wall, and three car dealerships.)

The central part of this section is compact and friendly enough to have the potential to be very pedestrian friendly and an inviting stretch for walking/shopping/dining. The Safeway site has enormous potential for mixed use, and possibly green space if parking is undergrounded. The parkland behind Pasha Cafe is also an oasis, but currently under-utilized - upgrading the entrances on both the north and south side seems an obvious improvement.
What do you feel the challenges are in this area, if any? Another mostly 'drive-through' stretch. Very few reasons to stop, and no reason at all to walk or bike. Lyon Village Center is bustling, but (like Lee Harrison) has parking issues and is disconnected from anything else in the stretch.
What do you feel the opportunities are in this area, if any? The Burger 7 site and the used car lot next door. Maybe enhanced business density on both sides in the Lyon Village Center/Walgreens block. Most of the rest seems to be housing or parking for housing - existing condos, townhouses, a few single-family places. Don't see much opportunity for change there.

I hope that encourage a range of housing choices and staying in place means that my community is NOT going to be changes with high-density development. I live in a single-family home. I can park on my street without zoning. I am 1 1/2 blocks from Lee Highway.
I cannot vote for "encourage economic vitality and sustainability" if in means higher density development. I don't know what "environmental sustainability and conservation" means beyond existing requirements, eg., stormwater management. I do not think that historic preservation should stand in the way of other goals.

SO GLAD we have a Safeway in the neighborhood. Whatever you do, don't cause them to leave.

What do you feel the challenges are in this area, if any? It is visually unappealing. There is little to no neighborhood feel about this stretch of Lee Hwy.

It isn't metro accessible, so most traffic is on foot/bike/car/bus through this area.
What do you feel the challenges are in this area, if any? Pedestrian access to safe crossing at Lee Hwy is not always easy along this stretch.
What do you feel the opportunities are in this area, if any? Lee Heights is a great neighborhood shopping center with a good mix of independent and chain stores. If more along this stretch could have adequate parking (maybe behind the stores), and have a similar mix of retail/food outlets, that would be an improvement.
What do you feel the challenges are in this area, if any? Walkability across Old Dominion between Lorcom La and N. Quincy is currently not adequate. With the upcoming changes for the middle school at Stratford/HBWoodlawn, this is something that will need to be addressed sooner rather than later (raised pedestrian walkway?). Additionally, the five points intersection is still a challenging place to make turns in a car. Particularly, turning left from Lee Hwy ("Old Lee Hwy") onto Military, a driver practically has to risk their life to make that happen. Maybe a left turn arrow there could help?
What do you feel the opportunities are in this area, if any? The section of Lee Hwy that veers off into a more residential neighborhood (behind the fire station) is generally well kept - though a few homes have shrubs growing well into the sidewalks. The section of Old Dominion between Lorcom Ln. and the five points intersection could benefit from a wider sidewalk and trimming of shrubbery to make the walking area between Lee Heights shopping center and the Cherrydale Business district more welcoming.
What do you feel the challenges are in this area, if any? The section of Lee Hwy east of Cherrydale (with the 66 Underpass) is particularly unpleasant. A mural along the underpass/custis trail wall might be nice. Anything to make that more attractive to pedestrians would be a positive.
What do you feel the opportunities are in this area, if any? So many people use the Custis trail through this section, maybe better signage for the trail entrances & exits? Also, making some kind of cohesive connection (street lights? banners? benches? that links this section of Lee Hwy to the other sections would be interesting.

What do you feel the challenges are in this area, if any? This section of Lee Highway is particularly bleak for walkers, although the retail is very inviting and draws a lot of customers - who all drive there. As the retail has improved, the parking has gotten impossible.
What do you feel the challenges are in this area, if any? 8 banks within 1.5 blocks ---> banks are only open 8-5, so after people have come back to this neighborhood, it's dead, gaping, ugly, empty parking lots. The abandoned Italian restaurant, the deserted gravel lot next to Merchant's Tire, the hideous Long&Foster building (which the tenants loathe).
What do you feel the opportunities are in this area, if any? This is one of the larger areas of already retail-zoned space on Lee Highway. It should be the #1 or #2 focus of any "redevelopment" since few homes/apts would be directly affected. You're just pushing dinosaur brick bank locations to smaller footprints so there's more energy/use of the the area.
What do you feel the challenges are in this area, if any? The intersection is the worst in Arlington...dangerous, choking, ugly.
What do you feel the opportunities are in this area, if any? Another great, deep, already zoned for retail area that just needs redevelopment. Particularly the wasted space from the access road into the 7-Eleven, etc.

The intersection was improved with a dedicated left turn arrow from Lee Highway onto Quincy Street, but vehicular and pedestrian safety, as well as traffic flow, continue to be concerns. In addition, some neighbors feel that car dealerships are not the most appropriate businesses for this area.

At least one realtor has described it as a detriment to sales of homes fronting on Old Dominion Drive. It should be replaced by a wooden and concrete wall like others along the I-66 corridor.
