Arlington is getting this new park as part of the redevelopment project at Gables North Rolfe Street (SP #432) that was submitted by LG Rolfe Street, LLC in October 2013. The project is currently under review by the Arlington County Site Plan Review Committee and requires community input to develop a master plan for its park. This is a really great area with significant trees worth preserving. It could also become a prominent gateway to the community.
On April 9, 2014 an open house and public meeting was held to gather input on three preliminary concept designs. The community showed a preference for natural elements, play space, native plantings, boardwalks, dog amenity and seating. Below you will find the latest park design that was developed based on this feedback. (Here’s a link to the April 9 comments if you want more information on community feedback.)

The design will be refined considering the community’s comments, and presented to the Park and Recreation Commission and Site Plan Review Committee. Next it will be included in the site plan proposal brought forward for public hearings and final action by the County Board. Public hearing dates are to be announced.
About the Site:
- Location: Southwest corner of 14th Street N. and N. Rhodes Street
- Size: Approximately 8,000 SF or .18 acres
- Significant Trees: three mature and healthy Oak trees are proposed to be preserved

Fort Myer Heights North Plan Public Open Space Goals:
- Preservation of the significant trees on the site;
- Attractive landscaping, appropriate seating, adequate lighting and trash receptacles; and
- Sensitivity to topography in programming of the space
- Context: The current site plan proposal includes two multi-family residential buildings and reconstruction of the County-owned Transitional Living Facility. The park site is located close to a prominent intersection and at a transition point between the communities on either side of Arlington Boulevard.
Site Design Considerations:
- Tree Preservation: To preserve the significant Oak trees and limit negative impacts to their roots, staff recommends that a majority of the park site be limited to minimal park improvements. Please reference the Root Zone Diagram and legend below.
- Topography: The entire park site slopes downhill toward the south end of the block, creating a challenge for grading.
