Do you have any comments concerning the Discussion of Establishing Town of Hilton Head Island Growth Framework Map?
My views about Short Term Rentals:
• Short-Term Rentals are a part of Hilton Head Island’s resort destination and will continue to support Hilton Head’s economy in harmony with residential areas. STRs are the engine that fuels the local business economy, providing service jobs for the workforce, contributing to the local infrastructure for schools, roadways, bike paths, police and fire services, and other projects which benefit the community at large.
• As new development is planned for future open spaces, there is an opportunity to further address issues in a Long Term Master Plan that addresses a number of concerns in the Jonesville Preservation Society’s survey. A comprehensive plan is an important planning tool to create a vision of the island for 2023 and beyond.
• There are areas of the island without their own development guidelines. Sea Pines, Shipyard, and Palmetto Dunes, are established communities that have addressed residential areas and short-term rentals co-existing together. Organizing a planning effort with citizen involvement to address communities without development guidelines, is needed.
• Hilton Head’s tourist economy is generally composed of families due to the Island’s reputation as a family destination. Families often need more space than a hotel room and look for alternatives better suited for them such as villa or house. If they cannot find a place to stay within their budget, they will find another destination and HHI will lose this revenue.
• There is a need to plan for the future. Covid has changed how people live, work, and vacation and it is important to address this new normal in future strategic planning as more people visit and reside on the Island.
