    Besides the fact that undoubtedly it will be screwed up-it is, after all the city of Flagstaff. If history is any indicator, the decision is either already made or survey will be just for show.

    Cost and how someone builds on THEIR OWN PROPERTY is no ones business, least of some silly committee.

Where would the overlay design standards apply?

While La Plaza Vieja includes commercial areas, the design standards will only apply to single-family and duplex homes within the neighborhood core on the map below.
