Do you have any other feedback you would like to provide regarding ADUs? ADUs are definitely needed in Durango (all of the Durango neighborhoods) due to population growth and lack of housing. This would be a positive way to provide more housing options for renters and accommodating growing, aging family members without the sprawl and negative impact on the town's blueprint. There really are no available lots in Durango anymore. Reconsidering allowing ADUs must be inclusive of all neighborhoods. Thank you.

Do you have any other feedback you would like to provide regarding ADUs? We have one of the few new constructed ADUs on our property - it adds value to our home, provides some additional income, and provides housing for working class locals. Keeping some of the guidelines in place that were well thought out initially including lot size requirements, owner occupancy, no short term rentals, and parking solutions will help maintain the neighborhood character better. Enforcement will continue to be an issue.

The impact fees were very expensive, and coupled with high construction costs, these structures are not financially viable for most homeowners.

The design was very challenging with the current standards - raising the plate height, allowing for interior stairwells not to count against the square footage requirements, and allowing for adjacent indoor space that is not included in the unit would ease some of the design challenges we faced. The 550 sq ft. limit actually makes a very nice little space for a single renter; increasing it slightly, say to 750 or 800 sq ft. might help open it up for double occupancy and further increase affordability.

Do you have any other feedback you would like to provide regarding ADUs? It is understandable that building new ADUs on a city lot with an existing house would cause some interference with the peace of the neighborhood, but the housing crunch is so horrible in Durango, the City needs to open up to all possibilities. I have never understand why a finished basement with a separate entrance is not allowed. Guidelines and requirements (by the City) could be put around these existing spaces, as well as...if needed or desired by the City....an annual or one-time fee. This would generate funds for the City, and I doubt most people with this kind of space would object to a reasonable fee. The number of people renting the space could be calibrated to the square footage, as well as the number of cars. Off street parking availability should be a requirement, as well. You really need to open this option up to all Durango home owners. Many of us are retired or low income and it's an excellent way to augment our income, as well as to increase the living spaces availability within the Durango city limits.

The most important thing I think the city should do is allow people to rent out their houses for a few weeks a year, say up to six or eight, for a week at a time. This is not an ADU issue, but does help people get more income from their property, and may therefore allow some people to take this approach rather than creating an ADU. if you could rent your house out while you’re on vacation then it helps subsidize your vacations, providing thousands of dollars of income, while not destroying the character of neighborhoods by making them full-time rentals or having full- time ADU’s.

I realize it would be beyond challenging to enforce but my support of ADU’s is contingent on them being affordable long term rentals for locals. It’s wild and sad to see what is happening with housing in the community right now.
