The vision calls for a more pedestrian accessible neighborhood center oriented approach. I like this, yet fear that it ignores the demographic reality of our times. The County and City residents are ageing, as are most of our tourist visitors. The majority will be loath to abandon their vehicles without good alternatives. It is a very long walk for many of them from 24th and N. Main to 8th and Main.
The city is cutting public transportation assets just when you are moving forward with a plan that needs even more intense public transportation assets. Every zone in the Plan indicates that a current "plus" is public transportation, while a negative is too intense auto use and speed. Absent good public transportation options it is unlikely the majority will drop their cars - you may be able to slow them down but that is the extent of it.
The vision is wonderful and well thought out (intensify development in centers to attract more efficient housing options and the business/cultural attractions that make living nearby desirable). However, the reality of making such development profitable will be a real challenge as the final zoning/code requirements are created. While at the same time being mindful of the demographic wave heading our way (I think 7 of the 10 cities with the fastest growing 65+ age group are located in Colorado) and what that means for services and infrastructure.
