Overall, I appreciate that the City is doing forward looking planning. As Joe Minicozzi pointed out to GBR in 2015, Durango's brand is worth $3B, perhaps equivalent to three Denver Broncos franchises. Certainly worth planning. With that in mind, I believe the District planning should have a more clearly stated purpose to include job creation, property value preservation and investment. Our future relies on attracting young professionals to jobs in a walkable city, with lots of positive "Vibe".
Now for some specifics. On North Main, I'd like to see more flexibility and encouragement for adaptive re-use. For example, a groovy gas station to pizza shop conversion could give the zone more character than a complete conversion to the ultra-modern redevelopments shown in artist conception. Could we encourage new construction to include distinctive appearance and public spaces (simple patios) that could add to a unique appeal? Can we leave open the possibility for several buildings to be re-purposed to house entrepreneurial businesses that might be priced out of brand new re-development?
Currently, the fences and "silo" nature of the north main businesses impede flow and synergies. For example Homeslice and Doughworks have great magnetic potential, but are separated from their neighbors by fences common through the corridor. Lost opportunity for collaboration between businesses! One extra opportunity might be alley improvements on certain blocks, to increase walkability/mingle.
On Camino my main concern is for how the river trail is utilized. One specific that jumps out is the underutilization of the Albertsons back lot, with dead space next to Holiday Inn. Good opportunity there for something simple. And somehow we need to get under Camino out to the trail!
